HOW TO BECOME A REAL ESTATE AGENT

To become an Affiliate Broker (Sales Person), the Tennessee Real Estate Commission requires you to have a High School Diploma or G.E.D. certificate. You must complete and pass sixty classroom hours of approved classes in "Basic Principles of Real Estate." You may then take the state exam. After passing the state exam, you must return to school and complete a 30 hours "New Affiliate Broker Course". prior to becoming licensed, These courses are available several times each month to prepare you for the license.

FIRST. Check to see which of our classes best fit your schedule. (Daytime, Evenings, or Weekends.) The courses are offered several times each month.
SECOND. Select one Basic Principles Part 1 & one Part 2 class. Fill out the Registration form and return it to us to reserve a seat in class. You may register for just one Part at a time if you wish. Payment for each Part must be made no later than the first day of class for the part taken. You will receive three text books and hundreds of prcatice exam questions in addition to other "handouts" during class.
THIRD. As our student, individual tutoring is available to you without additional charge during the enrollment of the Basic Principles Course. This course is concentrated and requires three to four hours of study each day after class. This is a career change, not just a course.
FOURTH. Students completing our Basic Course may review it free within three months of the starting date of the course.
FIFTH. The State Exam is offered in five different cities in Tennessee, including Memphis. Additionally, you are rquired to complete the 30 Hours New Affiliate Broker Course prior to being licensed. You will then take your Pass Notice/Application to one of the many Real Estate Brokers in your area and interview for a job as an agent. You will mail in your fee and completed application, signed by your broker, and proof of insurance to the Commission. When your license is issued, you are ready to go to work.     Additional Information for Candidates About Licensing & Testing

    1. Basic Principles of Real Estate Course

    Affiliate broker candidates must complete sixty (60) hours of real estate education in real estate principles / fundamentals before they may take the examination. Proof that the education described above has been completed will be reported to the testing contractor by Ray Bouder Schools.

    2. Real Estate Licensing Exam

    There are two parts to the exam: the Tennessee State Law (40 questions) and the National (80 questions). You must score 70% on each part to pass. Broker license applicants must score 75% on each part with ten additional questions in the state law portion of the exam. Pass notice is given at exam site. If you fail, you may retake the failed portion within six months to recieve credit for the portion previously passed. Fee for the exam is $55.00.

    How To Register For The Licenesing Exam

    Upon completion of our Basic Pricipals of Real Estate course, we will provide the test site with your personal data from your registration form and advise them that you have passed the course. 24 Hours later you may register to take the exam and prepay $55 to them either on the internet or by telephone.

    The examination is administered by PSI, a national testing service, and is available in Memphis by appointment only. The candidate is responsible for contacting PSI to schedule an appointment to take the examination. PSI will make every effort to schedule the examination, site location, and time that is convenient for the candidate. To schedule an examination time by phone, call PSI 24 hours a day at 800-733-9267, Monday through Friday, between 6:00 a.m. and 5:00 p.m. Pacific Time. If space is available at the examination site you choose, you may schedule the examination 3 days prior to the examination date of your choice, up to 4:00 p.m. Pacific Time. Please be prepared to have alternate examination appointment choices. To register on-line: www.psiexams.com . Payment is due at the time of your registration.

    3. New Affiliate Broker Course

    Affiliate broker candidates must complete the thirty (30) hour Tennessee Real Estate Commission approved "New Affiliate Broker" course. This course is in addition to completion of the 60 hour Basic Principles of Real Estate course and passing both parts of the examination with a satisfactory score before applying for licensure.

    Requirements For An Affiliate Broker License:


    NOTE:
    You must be at least 18 years of age. The Tennessee Real Estate Commission carefully examines all applications. If you have a past criminal record, you may seek a preliminary decision from the Commission prior to spending time and money for pre-licensing enrollment and examination fees.     4. Documents Required for an Affiliate Broker License

    Application with a picture of candidate- this is obtained at the testing center upon successful completion of the examination and must be further completed by applicant and broker with whom you will be affiliated.
    Proof of high school, college or equivalency - this can be a copy of your high school, college or G.E.D. certificate or transcript.

    Proof of successful completion of the pre-licensing course - certificates awarded at Ray Bouder School, letters from the school indicating completion.

    Proof of errors and omissions insurance (E&O) - E&O Insurance must be arranged with the Principal Broker of the firm with which you will be affiliated.
